A new blacktop driveway can look great on day one, whether it is sealed or not. The difference shows up after a few Long Island summers, winter freezes, oil drips, plow traffic, and daily vehicle use. When comparing sealed versus unsealed asphalt, the real question is not whether sealcoating makes pavement indestructible. It does not. The question is whether a protective maintenance step makes sense for the age, condition, and use of your driveway or parking area.

For many properties, sealcoating is a practical way to protect the investment already made in asphalt. But it is not the right answer for every surface, especially one with deep cracks, drainage problems, or a failing base. An asphalt surface is often ready for sealcoating when it has begun to lose its rich black color but remains generally flat and solid. Small cracks should be filled first. Edges should be checked for breakage, and any oil spots should be cleaned and treated before the coating is applied.

It may be better to repair first if you see potholes, extensive web-like cracking, areas that dip under parked vehicles, or standing water after a storm. These conditions point to more than surface aging. Sealing over them can make the area look temporarily better, but it will not provide the durability you are paying for.
